Landlord Safety Checks

I offer domestic and commercial Landlord’s Gas Safety Certificates (CP12) and domestic Landlord Oil Installation Safety Checks (CD12).

Gas Safety Inspections are now a legal requirement for any gas appliances within rented properties. All landlords are responsible to ensure all gas appliances (such as cookers, boilers and any other gas appliances) are checked routinely to ensure they are safe for use. Our checks ensure your gas appliances are working correctly, efficiently and safely.

Following our inspection, we will provide you with a full inspection report valid for 1 year.

The difference between a gas safety inspection and a gas boiler service is comparable to the difference between an MOT and a service on your car. To ensure the optimum performance of your boiler year-round, doing the two together is by far the best approach. It is also more cost-effective for you to do this, as a boiler service will include all of the basic safety checks as standard.

Landlord Oil Safety Checks (CD12 Reports)

There is no legal requirement in the United Kingdom to obtain a landlord safety certificate for oil-fired equipment installed within a let property. However, BS 5410: Part 1 requires oil-fired appliances and equipment to be serviced periodically in accordance with the manufacturer’s instructions. Oil storage tanks and oil supply pipe work should be checked for general condition and any leaks repaired. ​

To promote safety and provide peace of mind to tenants, letting agents, landlords and property insurers, it is recommended that an OFTEC Registered Technician services and inspects oil fired installations at least annually.
